Our own Condo Sofa line of products, designed by Endicott Home Furnishings, has been constructed with zero flame retardants since 2012. Everything else shown on this website (and for now, on most furniture store showroom floors) has up to 11% by weight carcinogenic flame retardant added to the seat cushions and other foam, to comply with the old California Technical Bulletin 117. As of 12-30-2013, we received flammability test results from the state of California indicating our Condo Sofa designs, free of all flame retardants, comply with California's new TB 117-2013 as well as the requirements for zero flame retardants starting in 2015.

When delivering locally, charges are based on driving time from our store and the number of people that need to be out delivering. We do not accept help from customers when delivering sleeper sofas or other heavy items, but we can send just a driver if the consumer will provide assistance as needed for non-sleepers and lighter furniture items.
For our retail store in Maine, we use more expensive freight carriers that arrive as fast as we can get orders in, then move orders out as fast as possible. We downsized operations in 2009 and now have no extra space, so we must deliver furniture right after it arrives at our store unless other arrangements are made in advance for longer-term storage.
Store pickup is free, but we need to know a day or more in advance if you require assistance loading heavy items, so we can be certain to have enough strong people to load heavier furniture into your vehicle. We have a truck-height loading dock and a completely enclosed warehouse loading area protected from rain and snow, so no moisture will damage your furniture when loading.
If picking up in an open vehicle, please advise us and we will make every effort to pack your furniture in protective plastic to guard against road spray, but take no responsibility for moisture damage in transit. We always advise to bring tarps and other protection in addition to what we provide, even on clear days, as well as proper straps, etc. to tie merchandise securely for travel.
All delivery cost estimates require consumers to indicate which pieces and how many of each, as well as destination zip code for accurate quotes. Consumers are solely and entirely responsible for ensuring furniture will fit where intended. We do not accept returns based on anything but order or manufacturing errors or defects. All warranty repairs must be authorized, consumers must pay for transporting furniture to and from our store for repairs covered under warranty.

We require consumers wanting in-home delivery to purchase a special packing service from the factory that builds the furniture. This service protects against incidental moving damages. The factory wraps the furniture tightly in friction, dust and moisture protective packing materials, then places each piece in a heavy duty carton. We then require the furniture to be picked up from the factory and transported to you in the carton, to be unwrapped curbside at the destination. The furniture is delivered into your home and all trash removed. We've had zero issues since we began shipping merchandise in cartons. This service costs the consumer $50 per ottoman, $70 per chair and $120 per loveseat or sofa, and is payable (along with the balance for the furniture) before the order will be released. For instance, a two piece sectional comprised of a sofa and a chaise would require two sofa cartons at $120 each; the Miles sofa and ottoman would require a sofa box at $120 and an ottoman box at $50.
Home delivery rates start with a flat fee for up to 200 lbs. using your zip code. Any shipments with combined weight over 200 lbs must be quoted. Cash payment for the delivery goes directly to the drivers. They are not permitted to move your furniture out of the way, as they are on a schedule with many stops in multiple states. It is solely the consumer's responsibility to make sure the furniture ordered will not only fit where it is intended to go, but pass though all walkways, doorways, hallways, etc. into the space. The "Prep before visiting" document includes some guidance on how delivery of a piece wider than a door might be done, but again, it's up to the consumer to make sure things will fit - we don't accept returns on custom orders.
Standard orders (without customization or use of customer's own material) are prepaid with a 50% deposit before the order goes into production, with the balance paid before the furniture leaves the factory. Orders involving any custom frame changes or options are subject to higher prepaid deposits, i.e. 75-100% prepaid before the order enters production. Currently $0 sales and use tax applies to shipments direct from the NC factory to any state outside Maine.
Condo Sofa products are covered by a "Limited Lifetime Warranty," which extends to the original purchaser only. The term “Limited Lifetime” (called simply “lifetime” below) is valid as long as the originally applied cover is intact and not worn through, and no work (re-covering, repair or modification) has been performed on the furniture without the factory’s knowledge. While we can generally confirm original order information through our records, it helps greatly to have original purchase paperwork handy when making any warranty claim. Repairs may not be possible under warranty if we cannot locate the original purchase information.
“Lifetime Warranty" details:
Frames are guaranteed against warp, breakdown or looseness for the lifetime of the frame as upholstered in its original cover (fabric or leather).
Spring construction and all support of backs and seats, exclusive of cushions, is guaranteed against breaking or significant slippage for lifetime under normal stress.
Seat cushions are lifetime warranted for a single replacement of the seat cushion cores. Frequent turning and fluffing will extend the life of all cushions and fabrics. In the rare incidence that seat cushion(s) need replacement, customers must supply original sales order paperwork. This warranty is valid only if the furniture has received normal usage and has not been subjected to abuse. Cushion warranty is for the loss of cushion resiliency and not normal flattening or softening of cushions. Softening and flattening of cushions occur with foam and fibers as a result of regular use and aging and should not be considered manufacturing defects. The customer is responsible for freight charges to ship replacement cushions, delivery and any labor costs associated with removing and replacing seat cushion cores. Customer may be required to pay a disposal fee for the replaced cores if we take them away.
Condo Sofa offers a full ONE YEAR warranty against wear under normal use and with proper care. This warranty does not cover fading or pilling, which sometimes occurs with normal use of some fabrics and is not valid where there is evidence of heavy soiling. Condo Sofa reserves the right to replace the portion of fabric that is defective. All fabric claims, within warranty, will be submitted to the fabric mill for evaluation. Condo Sofa will warranty only if the mill states that there is an actual fabric defect. Fabric manufacturers will not honor warranties if evidence that a pet is exposed to the furniture, therefore voiding our fabric warranty. The fabric warranty is null and void if improperly cleaned. Care of the fabric is important. Cleaning by a professional furniture cleaning service only is recommended for all our fabrics. Proper care between cleanings includes frequent vacuuming or light brushing to remove dust and grime. It is imperative that the seat cushions be turned at least twice monthly to get maximum wear from both the fabric and the cushioning. Pets are abrasive to fabric and should not be allowed on your furniture.
Please note that treatment of the fabric with stain protectors, or any aftermarket treatment voids this fabric warranty. However, Fabric Protection Warranty programs (purchased separately in our store, applied by ourselves here in Maine only) replace the 1 year fabric warranty from the factory with a 10 year replacement protection plan. Please ask us for details.

All warranty action must be pursued through our store, serving as your authorized Condo Sofa dealer.
When a problem occurs, Condo Sofa reserves the right to determine if repairs should be made locally, or if the piece must be returned to the factory for correction.
Condo Sofa reserves the right to have our sales representative make a preliminary inspection at the dealer's store or the customer's home to determine that a problem exists before a return is authorized.
Condo Sofa will absorb the cost of returning the furniture to the factory from our store in Scarborough, Maine. The furniture will be returned to the customer FREIGHT COLLECT after the repairs are made. Customers are responsible for the cost of transportation from the customer’s home to the store for shipment to the factory for repairs and re-delivery of the repaired furniture to the customer’s home. It is imperative that the customer take proper care to protect the furniture properly for transport to our store. If concerned about how best to achieve a good protective wrapping for transport, please reach us for instructions.
Condo Sofa is not liable for freight charges to ship replacement parts.
Condo Sofa warranty is valid only if the furniture has received normal usage and has not been subjected to abuse. If the factory determines repairs are needed due to extraordinary wear or abuse, repairs may be made at the customer's expense, but such out-of-warranty work must be paid for in advance of work being performed by the factory.

Leather pieces do not come with arm covers; any included throw pillows are available in fabric only. COM: Customer's Own Material We will use fabric provided by a consumer subject to our inspection and handling schedule. We must ensure the fabric is defect-free, because we are responsible in the event that a slub, run or defect goes undetected into the production of your furniture. We will not handle COM orders where the fabric is sent directly to the factory unless the consumer is willing to waive rights to all warranty and claims. COM yardage must be shipped directly to our store in Maine. We will accept fabric only after the consumer has placed an order with 100% deposit paid, because we need to first place the order with the factory to have reference numbers to use when submitting the inspected fabric for production. For inspection, handling, and re-packaging the fabric, we charge $50 per 25 yards or part thereof. In exchange for this fee, we inspect, identify, enumerate and mark all defects, summarize findings in a report, and send to the factory along with photos of all defects found. Actual UPS charges and insurance paid by us to ship the inspected fabric to the factory are passed on to the consumer with no extra charges. The UPS and handling fees must be paid before the furniture leaves the factory.

Skirted pieces have legs finished in a factory-chosen finish, usually darker like Mahogany or Chestnut, though the legs are well covered by the kick pleat skirt at the corners.
